Bridging finance also known as bridging loan is a short term finance for property owners or investors. Typical term of a bridging finance is between 3 months and 12 months. These loans are often taken out when property is in a poor condition and not suitable for a standard mortgage. Also, if you are purchasing a property from auction and transaction needs to be completed quickly, bridging finance or auction finance could be a good option. Underwriting for bridging finance is very quick due to flexible lending criteria i.e. minimum income or no income requirements and poor credit history also acceptable.
